Pinaroo VILLAGE Development
Overview
Construction of affordable seniors housing and specialist disability accommodation is currently underway at Pinaroo Village, 70 Pinaroo Drive Glenfield Park in Wagga Wagga.
The project will be completed in three stages. In total there will be one hundred and three units comprising eighty-eight seniors living units and fifteen special purpose disability units.
Construction of stage one commenced in February 2023 and when completed will consist of thirty-one seniors living units and four special purpose disability units.
The seniors living units will meet the requirements of the State Environmental Planning Policy (Housing for Seniors or People with a Disability) 2004 (SEPP 2004).
The disability units will be designed to meet the certification and registration requirements for the National Disability Insurance Scheme (NDIS) Specialist Disability Accommodation (SDA).
Location
The site for the Pinaroo Development is in the suburb of Glenfield Park. The site is adjacent to a major shopping complex, medical centre, and community centre.
The shopping precinct includes a Coles and Aldi supermarkets and specialty shops. There is a bus stop within 400 metres of the site and a regular bus service for transportation to the central business district, Wagga Wagga’s beautiful parks and gardens and recreation facilities.

Accomodation and Design Features
SENIORS LIVING UNITS
- One-bedroom single story units that can accommodate a queen size bed.
- Modern kitchen and dining/living area
- Modern bathroom/laundry designed for mobility disability access and that can be retrofitted to include handrails and drop-down bars
- Reverse cycle air conditioning to the kitchen/living area and bedroom
- Solar energy and electric hot water system
- A small courtyard with a paved surface and garden shed. Security gates with locks ensure mobility aids can be safely stored under the veranda at the rear of the premise
- No steps and level surfaces within the unit and courtyard
- Step free ramp access throughout the site
- Door and hallway/corridor clearances that allow wheelchair access (if necessary).

Disability Housing
There will be 15 units designed specifically to meet the needs of persons with a range of disability. The disability units will incorporate the base features of the seniors living units but are designed to much more stringent guidelines under the NDIS Specialist Disability Accommodation Standards. The units will consist of:
IMPROVED LIVEABILITY HOUSING
5 x 1-bedroom units.
“Improved Liveability” housing is designed to improve liveability by incorporating a reasonable level of physical access and enhanced provision for people with sensory, intellectual or cognitive impairment.
FULLY ACCESSIBLE HOUSING
6 x 1-bedroom units and 1 x 2-bedroom unit.
“Fully Accessible” housing is designed to incorporate a high level of physical access provision for people with significant physical impairment.
HIGH PHYSICAL SUPPORT
2 x 1-bedroom units and 1 x 2-bedroom unit.
“High Physical Support” housing is designed to incorporate a high level of physical access provision for people with significant physical impairment and requiring very high levels of support.

The disability accommodation will allow persons to reside independently, or if tenants require support with daily care or living activities, then they can choose a support provider that best suits their needs.
Community Facilities and Common Areas
Community facilities and common areas include:
- A central “green” courtyard area with a gazebo and barbeque area
- A community centre
- An office
- Landscaped gardens
The community centre is available for use by tenants for organised activities and get togethers.
The gardens, roads, pathways, and external buildings will be maintained, tended to, and cleaned by ODF. Tenants will only be responsible for maintaining and cleaning their courtyard and unit.
There will be bin locations provided around the facility which will be emptied by Opening Doors. Tenants will not have to worry about putting the bin out each week.
When Will It Open?
The development will be in three stages. The first stage consists of 35 units was completed on 31 May 2024.
There are 31 Seniors Living units and 4 disability units ins Stage One.
The disability units will consist of:
1 x one-bedroom Improved Liveability units
2 x one-bedroom Fully Accessible units
1 x two-bedroom High Physical Support unit.
Construction of stage two is underway and estimated to be completed by September 2025.
